Normal function

The inspection determines whether the roof can be repaired locally, needs a roof-plane replacement, or has widespread damage requiring a larger scope.

What a homeowner may notice

  • Creased or lifted shingles, missing caps, exposed underlayment, impact marks, dented metal, granule loss, gutter dents, or branch punctures.
  • New interior stains or active leaks after a storm.
  • Debris on the roof or ground and damage to siding, screens, or exterior equipment.
  • Hail impacts that are visible only from close inspection.

Professional inspection

Photograph date-sensitive conditions from the ground, preserve storm date and interior evidence, inspect all roof planes and accessories, and distinguish wear/installation defects from storm-created damage. Do not make an insurance coverage promise.

Repair or replacement path

Tarp or otherwise protect an active opening, remove damaged material, patch deck if needed, rebuild membrane/flashing, replace matching roof coverings, and document the completed repair.
