Roof leaks and interior water stains

Normal function

A leak investigation identifies entry, travel path, wet materials, urgency, and the minimum repair that can restore water shedding without concealing wet damage.

What a homeowner may notice

  • Brown ceiling stain, damp insulation, active drip, musty odor, wet drywall, mold-like growth, or daylight in the attic.
  • Leak recurring only during wind-driven rain, snow-like wet weather, or a specific wind direction.
  • Water near a vent, chimney, valley, wall, skylight, or eave.
  • Old stain with no current moisture can still mark prior damage; test rather than assume.

Professional inspection

Protect interior contents, document moisture, inspect attic and roof planes, trace upslope, check penetrations and wall transitions, and use controlled water testing only when safe and useful. Identify whether wet insulation/decking/drywall needs separate remediation.

Repair or replacement path

Stop active water with temporary protection when needed, correct the roof source, remove or dry wet materials as appropriate, and repair interior finishes only after the moisture source is controlled.
